Athas Capital Mortgage Programs
Athas Capital offers 4 different non-prime loan programs:
- Non-Prime O/O Consumer Purpose – This loan product, which is for owner occupied, primary residences. You can use either tax returns or bank statements to prove income, and they accept FICO scores all the way down to 300! This program is available in the following states: AL, AR, AZ, CA, CO, CT, DC, DE, FL, GA, IA, ID, IL, KS, KY, LA, MD, ME, MN, MT, NC, NH, NJ, NV, OR, PA, RI, SC, TN, UT, WA, WI, and TX (Purchases Only in TX).
- Non-Prime N/O/O Business Purpose – This program is for refinancing non-owner occupied properties. One of the most attractive features of this loan product is that no income documentation is required (in other words, you do not have to prove your income). The maximum LTV allowed is 80%. This program is available in the following states: AL, AZ, CA, CO, CT, FL, GA, HI, ID, KS, KY, LA, NC, MA, MD, ME, MO, MS, MT, NE, NJ, NH, NM, NY, OK, OR, PA, SC, TN, TX, UT, VA, WA, WI, WV, and WY.
- Non-Prime Bridge – The Non-Prime Bridge program offered by Athas allows you to refinance almost any imaginable non-owner occupied property (investment properties). This includes many types of residential and commercial properties, even those with deferred maintenance. No income proof is needed. Loan amounts are available from $50,000-$15,000,000. This program is geared towards those who only want a short-term loan (60 months or less).
- Fix and Flip – Are you looking to rehab a property? The Fix and Flip program by Athas allows you to finance a home that is incomplete or in need of repairs. LTV’s are available up to 70%, and FICO scores can be as low as 500. Loan amounts are available up to $2,000,000, and there are no prepayment penalties.

What is the lowest credit score accepted?
Athas Capital has mortgage programs that accommodate to borrowers with credit scores as low as 300! This is almost unheard of in 2023, which makes Athas quite competitive in the mortgage marketplace.
What is the highest LTV?
The highest LTV that Athas will allow on most of their programs is 80%, and only 70% of the Fix and Flip product.
What are the seasoning requirements for derogatory credit issues?
We are unaware of any seasoning requirements for bankruptcies, foreclosures, or short sales.
